South Side Works Brownfield / Mixed-Use Development
(Winner of the 2006 NAIOP mixed-use development award)
LSSE provided civil-site engineering services for this $250 million joint public/private development South Side Works project in the City of Pittsburgh.
The Urban Redevelopment Authority (URA) of Pittsburgh prepared the abandoned LTV Steel site for development by removing steel mill facilities and constructing basic infrastructure for The Soffer Organization. LSSE’s role consisted of preparing civil-site construction plans and permitting for the mixed-use sites, which included: office retail, retail/residential, retail/cinema, Town Square, The Hofbrauhaus, and The Cheesecake Factory. LSSE also worked as a sub-consultant to Environmental Planning and Design, LLC for South Shore Riverfront Park Phases 1, 2, 3A, 3B, and 4, the marina, and Tunnel Parks 1, 2, and 3.
- LSSE’s design services included:
- Pedestrian areas, sidewalks and private streets
- Utility design and coordination for building service
- Coordination of site design with project architects and landscape architects
- Permitting, design, and coordination with the Pittsburgh Water and Sewer Authority including preparation of tap plans for storm sewer, sanitary sewer and water connections
- Street and pedestrian lighting
- Undercut plans to remove old steel mill foundations prior to building and site construction
- PADEP Permitting
- Design of BMP’s to reduce and reuse stormwater – cistern for irrigation of landscape areas
- City public works street permits
