LSSE prepared Property and Subdivision plans on this 833-acre former surface mine property for the purpose of subdividing Phase 1, a 50-acre tract, in preparation for future site development
Work included preparation of site development plans, including grading, drainage, and utilities; street lighting plans; sanitary sewers and waterlines; erosion and sedimentation control plans, report and details; stormwater management report; post-construction stormwater management report; and roadway design. LSSE also provided civil-site design services for Phase 1 of the development (50-acre site), as well as Lots 1 and 2.
LSSE’s scope of work included:

- Surveys – Subdivision Plans / Construction Stakeout

- Erosion and Sedimentation Control Plan and Report
- Utility Coordination
- Preliminary and Final Land Development Plans
- Stormwater Management Plan and Report, including green infrastructure BMPs
- DEP Permitting (NPDES) and Post Construction Stormwater Management, including design of fens, rain gardens, filtration areas, and natural drainage channels to address post stormwater volume and stormwater quality requirements
- Highway Occupancy Permit for entrance road, utilities, and stormwater connections within the PennDOT right-of-way

- LSSE also provided master planning and permitting services to Imperial Land Corporation for the future development of the Westport Woods Business Park.
